Buying a property or a house for sale in Punta Cana sounds so easy. The USD has a strong buying power in the Dominican Republic. Real estate projects (especially those under construction) are extremely affordable and the market is booming in the country, making it particularly easy to rent out your new home through Airbnb when you’re not using it. Punta Cana is THE No. 1 destination in the Dominican Republic to buy a new home.

But wait – it’s not that easy! While there is some truth in this first section, there are so many Punta Cana-specific hurdles, problems and scams to navigate that you definitely need to investigate before committing to any real estate purchase.

That’s exactly why I have published this comprehensive guide for real estate in Punta Cana, with a step-by-step procedure, helpful tips, real-world examples and experiences, as well as an explanation of all the potential pitfalls you’re facing when buying any Punta Cana condo or house for sale.

Common problems foreigners face in Punta Cana – and how to avoid them

Let’s have a quick fact check first – what are the common problems for foreigners when buying real estate in Punta Cana? I have seen it all, either online or in person, so I am pretty sure you are stuck at one of the following points or find yourself in one of those situations:

  • People are enjoying their (easy-going) holidays in Punta Cana and think that buying a property for sale in Punta Cana is as easy as the vacation.
  • People are seeing the low prices for pre-construction projects and want to invest immediately.
  • People are imagining living an easy-going life in Punta Cana in their own home during American winters – and that they can easily rent out the property via Airbnb when they’re not at home.
  • People are getting scammed by self-made and uncertified realtors in Punta Cana.
  • People are choosing the wrong location when buying property in Punta Cana.
  • People don’t understand the challenges in Punta Cana and are getting surprised when hearing about them: traffic jams, high electricity costs, delays, corruption, etc.
  • People don’t know which real estate companies and construction companies are trustworthy.

So let’s check step by step how you can avoid these problems.

Problem 1 (+ Solution): Investing in pre-construction projects

Pre-Construction projects are a big thing when it comes to real estate in Punta Cana. The way it works is pretty simple: you invest early in a property that has not been built yet, which helps the construction company to secure some financing. As you’re among the first ones, you’ll get the best rates and can move in as soon as it is finished.

The 2 big problems here are:
– Usually, you don’t know the construction company, hence there is a significant risk of getting scammed.
– The expected delivery date is, with a few exceptions, never met. Expect delays until you can really move into your new home – that’s a common standard for pre-construction projects in Punta Cana.

Solution:
With this being said, I wouldn’t recommend rushing into a pre-construction purchase without doing extensive research first. While many projects are legitimate and offer attractive prices and flexible payment plans, it is important to research the developer and look at their previously completed projects. If you know exactly what you’re buying, pre-construction can offer excellent value.

Fun fact:
I was personally interested in a pre-construction project in 2021 (because of the extremely low prices) with an expected delivery in 2023. It was sold out before I decided. The project is still not finished as of 2026.

Problem 2 (+ Solution): Renting out via Airbnb in Punta Cana is more difficult than you think

It sounds like a perfect plan: you buy a home for sale in Punta Cana or a Cap Cana real estate project, move in, live there during the North American or European winter months and rent it out via Airbnb during the rest of the year to pay some part of the mortgage or the running costs. Sounds like a perfect plan – but unfortunately, it’s not that easy.

Here is why there is a big problem:
You’re not the only one thinking like that. There are literally thousands of Airbnbs in Punta Cana, currently there are more than 7000 Airbnbs on the market. But despite the millions of tourists traveling to Punta Cana every year, the market share of Airbnb in Punta Cana is still marginally small. More than 95% of all visitors stay in an all-inclusive resort in Punta Cana. This being said, nightly rates for Airbnbs in Punta Cana are often surprisingly affordable. Depending on the season and location, you can find modern and well-equipped apartments from around 60-70 USD per night, particularly in areas such as Los Corales and El Cortecito.

The solution:
You still can list your home in Punta Cana on Airbnb – but you should have the right expectations:

  • Don’t count on Airbnb bookings to pay your mortgage or to make your financials work; just take them as a sweet extra bonus in case you get some bookings
  • Don’t assume every Airbnb investment in Punta Cana will automatically generate strong returns, as long as you’re not a super professional Airbnb host and home designer

Problem 3 (+ Solution): having bad experiences or wrong recommendations from your realtor

The problem:
There are literally tons of real estate agents in Punta Cana – and of course, all of them call themselves the best. It is hard to choose one – and it’s hard to know if they’re legit or not, especially as there is no specific license required to work as a real estate agent in Punta Cana.

The solution:
Make a quick background check and choose real estate companies and realtors in Punta Cana that have:

  • At least 10 years on the market
  • A physical office in Punta Cana
  • A multilingual (respectively English-speaking) team/realtor
  • References and verified reviews

Avoid agents with pushy sales tactics and “Guaranteed ROI” claims.

Problem 4 (+ Solution): high prices for electricity, design materials, furniture, etc.

Buying a home in Punta Cana is not the only task – you also need to furnish it (at least if you buy it unfurnished – many projects geared towards foreign investors already come fully designed and furnished) and pay the running costs. While day-to-day local costs of living in Punta Cana can be relatively affordable, many expats are surprised that certain aspects of life in Punta Cana, especially electricity, imported products, furniture and premium lifestyle services can be more expensive than expected This comes as a surprise for some people, as the prices for a local living in the Dominican Republic are much lower. A full meal for 3 USD? A haircut for 5 USD? A 3-hour bus ride for 8 USD? Everything is possible in the Dominican Republic.

But here is the catch (& the problem):
Those (low) prices are primarily for day-to-day living. Specific services or goods, especially those that need to be imported (like furniture or modern design appliances), are significantly more expensive.
Furthermore, don’t underestimate the cost of electricity in Punta Cana. While prices in Santo Domingo and other cities in the Dominican Republic are pretty low (averaging 6-9 DOP per KW/H, which is 0.10-0.15 USD), Punta Cana’s electricity prices are triple as high, with currently 23 DOP per KW/H, which equals 0.38 USD. To compare with: in Miami, you pay an average of 0.14 USD per KW/H.

The Solution:
There is not much you can do about high electricity prices, as there is only one provider (who has a monopoly), but you can make sure to inform yourself BEFORE buying to avoid these kinds of surprises and to save energy if you want to keep your electricity bill low.

Problem 5 (+ Solution): choosing the wrong location for your property

Not all places in Punta Cana are the same. Every area has a different vibe. Some are far away from the beach, some are pretty close. Other areas are notorious for intense traffic jams every day, while others are super secure. Punta Cana is very versatile – and you should know your area before committing to any contract.

The problem is:
As a visitor, it is pretty difficult to know which area is suitable. And even if you ask people, everyone will tell you different stories as the perception of an area might be completely on a different level.

The solution:
Before committing to buy a home for sale in Punta Cana, come at least once and live 1-2 weeks in an Airbnb in that specific area. Like that, you get a feeling of how it is to be there.

The following documents are needed if you want to buy real estate in Punta Cana:

– Passport
– Driver’s License or alternative second ID

Sometimes required:
– Income Tax Statement
– Bank Statements or Work Letter
– Utilities receipt or proof of address

Buying Process

If you want to purchase a home for sale in Punta Cana, you can take the following steps as a guideline:

Pre-Construction Project:
1) Extensive due diligence of the property and the construction company (is all the information realistic; how is the track record; is it a reputable company, etc.)
2) Reservation of the property, usually a down payment of 3000-5000 USD
3) Due diligence of the contract and all specific details + contract review with a local reputable lawyer
4) Signature of the contract + down payment of 20-30% of the property value
5) Further 30-40% downpayment during the construction period according to a predefined plan
6) Upon delivery, final payment  and signature of the definitive contract and handover of keys

Resale:
1) Presenting a purchase offer, usually a down payment of 5-10% of the property price, to emphasize interest
2) Due diligence of the property and the broker/seller
3) Signing a promise of sale contract
4) Payment of the remaining balance, bank financing is usually available
5) Handover

Additional Costs

Besides the purchasing price, you should expect a few more costs when purchasing a property in Punta Cana:

  • 3% tax on the purchase price to transfer the property title into the buyer’s name if the property doesnt have confotur
  • Approx. 1.2-1.5% legal fees
  • If buying a pre-construction project, sometimes 400-500 USD legal fees are necessary for the notarization of the contract

Example prices and common areas to live in

You might now ask what you can actually get for your money in Punta Cana. That’s why I have analyzed current market offers for you and set up a little guideline, so that you know what prices to expect when buying houses & apartments in Punta Cana:

  • Below 100,000 USD:
    If you’re looking into buying in the 5-digit range, pre-construction projects are usually your only option, as you usually won’t find any ready-to-move-in houses for less than 100,000 USD, as long as it’s not super far away from everything or something in a very local area. Pre-construction projects can be a great bargain if you don’t want to move in immediately and are flexible time-wise, but you need to know exactly what you’re signing up for – see the explanations further above in this blog post.
Real estate below 100.000Real estate below 100.000
  • Between 100,000 and 200,000 USD:
    This is the minimum budget you need if you’d like to buy something decent, which is ready to move in or pre construction. This amount usually will buy you a modern 2- bedroom apartment in a decent expat neighborhood with access to all important infrastructure and services. Access to Punta Canas’ best beaches is usually between 10 and 15 minutes driving distance away.

  • Between 200,000 and 300,000 USD:
    Expect similar amenities to the category from 100-200K, but if you increase your budget to up to 300K, this gives you access to the famous beachfront areas of Corales and El Cortecito. Even though this budget won’t buy you a beachfront property, you should be able to find a house for sale in Punta Cana with the beach within walking distance in 10 to 15 minutes.
    Alternatively, this budget gives you more options, especially if you’re looking for very specific amenities or for a large house with 4 or more bedrooms.
Real estate between 200.000-300.000Real estate between 200.000-300.000
  • Between 300,000 USD and 500,000 USD:
    This budget opens the door to a much wider selection of properties, including spacious family homes, luxury condos, and selected pre-construction developments in Cap Cana, the safest and most exclusive community in Punta Cana and the entire Dominican Republic. While you can already find one-bedroom pre-construction condos in Cap Cana from around 300,000 USD and some two-bedroom units from around 430,000 USD.

  • 500,000 USD and up:
    With this budget you’ll have access to a broader selection of luxury properties. This price range includes larger and more spacious homes, beachfront properties, high-end villas, and premium residences in exclusive communities.

In the end, it is pretty similar to when comparing and deciding on an all-inclusive resort in Punta Cana: the higher your budget, the better amenities (including location) you can expect.

As you can see, your budget also determines where you can live in Punta Cana. A bit further away from the ocean, among the beachfront communities or in the exclusive area of Cap Cana, to name just a few. To help you choose the right location, here is a quick overview of some of the best areas to buy a home in Punta Cana:

  • Corales & El Cortecito: the most lively areas with bars & restaurants within walking distance and direct beach access. Best for investment.
  • Cap Cana: the most exclusive area in Punta Cana – a gated community with world-class golf courses, high-end villas, and luxury apartments
  • Veron: You can buy houses for sale pretty cheaply in this area, and it’s in the middle of Dominican life, but traffic jams can be bothersome, and it’s far away from beaches, resorts and expat life
  • Cocotal: one of the oldest expat residential areas in Punta Cana. Very safe bet, but check the age of the building and beach access rules.(All owners have access to the beach through Melia hotel, not tenants)
  • Everything west of Boulevard Turistico del Este: usually new developments with great road access, no traffic jams, but usually no infrastructure (restaurants, supermarkets, etc.) within walking distance

No.

No. All contracts can be translated into English, but they must be signed in Spanish, as it is the official language. This is why a lawyer is important. Punta Cana is an international destination with people from many countries living here. Still, Spanish will always be advantageous once you live here.

Is Punta Cana a good investment?
It all depends on your investment case, but in general, Punta Cana offers excellent conditions: a well-maintained infrastructure, a booming tourism market, a stable government, excellent flight connections, great weather year-round and a focus on tourism in a lot of government-related activities.

What type of property works best as an investment?
This also depends on your investment case. If you’re solely buying for a high ROI, the purchase price and the designated usage model will be the most important factors. If you intend to rent your apartment short-term, a location within walking distance to the beach is always advantageous. For long-term rental, gated communities can work great.
